Yes. All properties are sold as-is, with no warranty of condition, title quality, access or usability. Buyers should conduct their own research and consult with professionals before purchasing.
It depends on the property. Many of our sales transfer ownership by quitclaim deed: it conveys exactly the interest we hold, without title warranties, and the price reflects that. The purchase agreement states the type of deed before you commit, and you are free to order your own title search first. We do not represent that any property has clear or insurable title unless we say so explicitly in writing.
Yes, and we encourage it. The parcel number and county are public information, so you can locate it, view it on county GIS, or send someone to look at it. Vacant land in particular is worth seeing in person.

We review inquiries and respond to those that are a good fit, typically within one to two business days. Responses depend on current inventory and buyer criteria. If we have nothing that matches, we will tell you rather than send you something irrelevant.
As stated in the purchase agreement. Smaller lots usually close directly — signed agreement, payment and the deed recorded with the county. On larger purchases, or at your request, closing runs through an independent title and escrow company of your own choosing.
Yes — on select properties we offer owner financing: a down payment and a written note with fixed terms, all spelled out in the purchase agreement. Ask about a specific property and we will tell you plainly what is possible.
No. We sell property. We do not advise on whether a purchase is suitable for you, what it may be worth later, or how it should be structured for tax purposes. Those are questions for your attorney, your accountant and your own judgement.
